The honest picture
Category Ratings
Sandton Central is South Africa's highest-density corporate and residential node. If you work in Sandton or need Gautrain access, living here eliminates your commute entirely. The trade-offs are significant: apartment prices and service charges are the highest in the country, pedestrian safety outside the Sandton City and Nelson Mandela Square perimeter is poor, and the area has little of the residential warmth found in Bryanston or Morningside. It is an excellent choice for corporate tenants, investors, and professionals who prioritise access over community.
Who it suits
Very few family-sized units, no green space, high pedestrian risk. Bryanston or Fourways are far more suitable for families.
Gautrain, walkable to offices, world-class retail, and vibrant nightlife. The ideal base for a Sandton CBD professional.
High noise, poor pedestrian safety outside the malls, and no neighbourhood character make this unsuitable for most retirees.
Consistently high rental demand from corporate tenants and executives. Rental yields are strong and vacancy rates low in quality buildings.
Entry-level apartments in Sandton Central begin at R14,000 per month. This is one of the most expensive residential markets in South Africa.
What it's actually like to live here
“The financial capital of Africa”
Sandton Central is one of South Africa's most urban environments. The Gautrain station is the centre of gravity: from it you can reach OR Tambo in 15 minutes and Rosebank in 4. Sandton City, Nelson Mandela Square, and the Michelangelo Towers provide world-class dining, retail, and entertainment. The area is predominantly daytime activity; the residential population is relatively small compared to the working population. Coffee shops, sushi restaurants, and rooftop bars are abundant. The pace is fast, urban, and impersonal.

Safety overview
Sandton Central presents a split safety picture. Inside the major apartment complexes, residents report feeling safe due to professional security, access control, and CCTV. The streets around Sandton City and Nelson Mandela Square are well-patrolled. However, the periphery of the Sandton CBD experiences significant pedestrian crime including phone snatching, muggings, and smash-and-grab incidents. Walking between buildings after dark carries real risk. Do not walk alone outside the main mall precinct at night. Uber or Bolt for short distances is standard.

Sandton Central is the most transit-accessible node in Johannesburg. The Gautrain station provides 15-minute service to OR Tambo and 4-minute service to Rosebank. The Gautrain bus network extends to Bryanston, Fourways, Midrand, and Pretoria from Sandton station. Uber and Bolt are omnipresent. For residents who work in Sandton, a car is genuinely optional. For anything outside the CBD corridor, a car or Uber remains necessary.
