Midrand occupies a strategically unique position: equidistant between the Sandton CBD and Pretoria, on the N1 highway, and bisected by the Gautrain route. This location premium has driven consistent property price growth over the past five years, with Waterfall City acting as the high-end anchor for the broader node.

Price growth: Midrand vs JHB metro

Based on Lightstone deeds data and verified transfer figures, Midrand residential property prices grew at approximately 6.8% year-on-year in 2025, compared to the broader JHB metro average of 3.2%. The Waterfall City precinct specifically saw 8.4% growth, driven by new tower completions and tenant demand from Midrand's expanding corporate node.

The Waterfall City premium: is it justified?

Waterfall City commands a 20 to 30% premium over equivalent product in surrounding Midrand. The premium is partially justified by the managed precinct environment, Mall of Africa access, and Attacq's investment in infrastructure. The risk is concentration: Attacq controls the precinct and future development decisions affect all owners.

Investment thesis

Midrand Central apartments (outside the Waterfall premium) offer the strongest gross yields in JHB North at 9.8 to 11.0%. The trade-off is lower capital appreciation relative to Waterfall City. For yield-focused investors, Midrand Central is the stronger play in 2026.
